The City of Delray Beach is proud to announce the new online portal, Delray Beach eServices.

Click here to visit the eServices Portal If there are issues accessing the link, navigate to your browser settings and allow for link redirects and pop-ups for this website.

All business related to building permits, development applications, business tax receipts, licensing, and payments associated with these services can now be completed fully online and is accessible anywhere, anytime, and on any device through the eServices portal.

Important Registration Requirement:

Registration in the eServices platform is required to access existing records, request inspections, and submit new applications. Using the same email currently associated with active records will be the fastest way to get started.

Getting Started with eServices

Step 1: Register and create an account on eServices:

Step 2: Submit the online application

Step 3: Upload the drawings and documents

Step 4: Review and respond to comments

Step 5: Pay for the permit

Step 6: Download and print the permit

Frequently Asked Questions

1. Are express permits still available?

Yes! A/C change-out, water heater replacement and re-roof permits are considered express permits and will be expedited and issued within three days. Emergency A/C change-outs and water heater replacements can also be accommodated if the permit is submitted within 24 hours of doing the work.

2. I’m ready to apply for a new permit with eServices. What info should I have ready?

The cost of the job.

The PCN (Parcel Control Number) for the property where the work will take place. If you don't know the PCN, visit the Palm Beach County Property Appraiser's website and type in the property owner's name or address. Click here to look up your PCN on the Palm Beach County Property Appraiser's website.

Be aware if the property is within the City limits of Delray Beach or if it is in Unincorporated Palm Beach County. If it’s within the city limits, the PCN will begin with 12. If it’s in PBC, the PCN will begin with 00 and the work will need to be permitted through Palm Beach County.

Be certain that contractor registration is up to date. If it is not, permits will be delayed until the necessary updates are completed. Click here to apply for a contractor registration or to check your status.

Use the application assistant to find the appropriate permit. Each permit has a detailed description to help pick the right one. Please note that additional documentation may be required for subsequent review cycles.

Reminders:

The applicant’s contact information, especially the email address, will be used for all notifications throughout the process.

Only submit the required documents noted on the online application form (PDF format only). Click here to view file requirements for your document and drawings.

If a permit submission is rejected, an email will be sent out detailing the conditions that must be met. Additional documentation can be submitted directly onto the permit to fix any issues.
