On February 18, 2025, the Delray Beach City Commission passed and adopted Resolution No. 47-25 to enact a 6-month Zoning in Progress (ZIP) to review and update the existing Land Development Regulations (LDR) regarding aggregation of parcels. demolition of buildings or facades. or architectural style changes to buildings on properties generally located along East Atlantic Avenue from N/S 1st Avenue to the Intracoastal Waterway. The acceptance and processing of applications, permits, or any other requests on properties within the ZIP boundary that propose to (1) aggregate more than one parcel into a unified development, (2) demolish a building or building fa1rade, or (3) change the architectural style of a building are deferred from consideration by the City until the end of the zoning in progress.
