Consideration of a new CBD Sub-district

At its meeting of October 21, 2019, the City of Delray Beach Planning and Zoning Board will consider three ordinances to expand the Central Business District (CBD) and establish a new CBD Sub-district within the area bounded by SE 4th Street to the north, SE 6th Avenue to the east, SE 10th Street to the south, and SE 5th Avenue to the west. The three ordinances provide for a change of Future Land Use Map (FLUM) designation to Commercial Core (CC), a change of zoning to CBD, and amendments to the Land Development Regulations (LDRs). This effort was directed by the City Commission to help guide future redevelopment using LDRs with a higher level of design criteria that encourage investment in the area, while ensuring compatible transitions between the commercial corridor and the adjoining residential neighborhoods.  The proposed land use and zoning designations are similar in intensity (including height) as the current designations but have a lesser focus on regulating the mixing of uses and higher architectural and streetscape standards.
